Your Essential Guide to a Smooth Move

Congratulations! While we handle the legal transfer of your property, this checklist is designed to help you manage the “life admin” of moving house in Queensland. Buying or selling a property can be complicated, and there are many important decisions to make before you get your keys. 

To help you feel confident during this process, we have created a list of to-dos, trusted contacts and resources to ensure a smooth transition and help you plan for your future. Print this page and keep it handy as you tick off what you need to do.

The Essentials

  • Electricity & Gas: Arrange for a final meter reading (Sellers) or connection (Buyers) for the day of settlement.
  • Internet & NBN: Contact your provider at least 2 weeks before your move.
  • Mail Redirection: Set up a redirection service with Australia Post for 3–6 months
  • TMR (Transport & Main Roads): You must update your address on your QLD Driver’s Licence within 14 days.
  • Electoral Roll (AEC): Update your details to ensure you remain on the roll for your new electorate.
  • Insurance Providers: Notify your insurance companies.
  • Banks & Super: Update your mailing address for all financial institutions and your MyGov account.
  • Pet Registration: Update your pet’s microchip details and register them with the new local Council.

For Buyers: The Pre-Settlement Phase

  • Home Insurance: Ensure your policy is active and the lender is noted. In QLD, risk usually passes to you on the business day after the contract is signed.
  • Building & Pest Inspection: Gain a clear, unbiased understanding of the property’s actual condition, identifying any structural faults or pest activity before you commit to the purchase.
  • Final Inspection: Conduct this 24–48 hours before settlement. Check inclusions are present, and the property is in the agreed condition.
  • Bin Day: Check the local Council website to find out your bin collection days and “recycling week” schedule.

For Sellers: The Handover Phase

  • Smart Home De-registration: De-register your account from smart doorbells, solar apps, or smart lighting.
  • Vacant Possession: Ensure all rubbish and garden waste are removed before the buyer’s final inspection.
  • Keys & Remotes: Collect all sets of keys and garage remotes to leave with the agent.
  • Instruction Manuals: Leave manuals for ovens, A/C’s, or alarm systems in a kitchen drawer for the new owners.
